Don’t Seal Everything

When re-caulking a shower or bathtub, more silicone isn’t always better. Some shower valve cover plates are designed with a small opening or weep point at the bottom so any moisture that gets behind the trim can drain back out. Sealing completely around the bottom can potentially trap that moisture where you can’t see it. In this bathroom, once the old sealant was removed, you could actually see the water that had been sitting behind the cover plate.

A few bathroom maintenance tips:

✅ Remove old, deteriorated sealant before applying new material
✅ Clean and dry the surface thoroughly
✅ Follow the fixture manufacturer’s sealing instructions
✅ Don’t block drainage or weep openings designed to let moisture escape
✅ Watch for recurring staining, loose caulking or signs of moisture around fixtures Small maintenance details like this can help reduce the chance of concealed moisture damage around tubs and showers.

And if you’re buying a home in Edmonton, St. Albert, Sherwood Park, Spruce Grove, Beaumont, Leduc or the surrounding area, these are exactly the kinds of details a thorough home inspection looks for.
