Hello everyone, I’m Pierre and I’m with Overview Property Inspection. I want to give you guys a tip regarding electrical panels. Okay you are out house hunting and you are considering buying an investment property perhaps it has an existing suite in it, or perhaps you are going to be adding a new secondary suite.
One thing you want to look at is the electrical panel. Will the power that is existing be sufficient for what you intend to do with the property? If you’ve got an old panel or an old disconnect that says 60 amps on it, it’s not going to cut it.
You need a minimum of 100 amps to ensure that you have the power requirements. When you do the walk-through with your realtor have a look at all the systems, the hot water heater, the furnace do they look old?
