☀️⚡ Thinking About Buying a Home with Solar Panels?

There’s more to a solar system than the number of panels sitting on the roof. A proper photovoltaic system includes panels, microinverters or an inverter, wiring, grounding, disconnects, electrical connections and system documentation, and all of those pieces need to work together properly. One thing many homeowners don’t realize: A system advertised as “10 kW of solar” may be referring to the DC rating of the panels, while the actual maximum AC output can be lower depending on the inverter or microinverter capacity. That matters because the AC side is what ultimately supplies usable electricity to the home.

When buying a home with solar, here are a few things worth asking:

• What is the total DC system size?
• What is the maximum AC inverter output?
• What type of inverter or microinverters are installed?
• How old is the system?
• Is the system owned or financed?
• Are permits and installation documents available?
• Is production monitoring available?
• How does the solar system connect to the home’s electrical panel?

In today’s video, Pier walks through an actual solar schematic and explains how to read some of this information. As homes continue to add solar, heat pumps, energy monitoring and other new technology, home inspections are becoming more technical too. That’s why ongoing education matters.

At Overview Property Inspection, we continue investing in specialized training so we can better understand the systems we encounter and provide our clients with useful information, not simply note that they are present.
