Myth: “It passed the municipal inspection, so I don’t need my own inspection.”

Hi everyone, it’s Pierre with Overview Property Inspection. Today I’m in Spruce Grove, standing in a home with an approved gas permit signed off by the municipality. Sounds good, right? Let me show you something. We’ve got a black iron gas line here. You can see where a support strap was installed… and then removed. There’s another section that isn’t connected to proper support at all. And nowhere else do we see adequate strapping for this heavy pipe. So where is all that weight sitting? On the furnace gas valve. And on the hot water tank gas valve. That’s it. Now, this isn’t about pointing fingers. Maybe the drywaller removed the strap to finish the ceiling and forgot to reinstall it. Maybe another trade needed space and didn’t put it back. Mistakes happen. Trades overlap. Things get missed. That’s exactly the point. Municipal inspections are not the same as a private inspection. They are not there to work specifically for you. They are not doing a deep dive on every detail. A second set of eyes matters. So if you’ve been told you don’t need an inspection because it’s a new build and it “passed,” here’s your proof. Myth busted.
