Good morning, everyone! It’s Pierre from Overview Property Inspection. Today, I’m conducting an inspection on a new build, and I want to take a moment to highlight some common issues we frequently encounter in new homes. These might seem minor at first glance, but if left unchecked, they can evolve into much bigger and costlier problems.
Here’s a look at some of the key issues we’ve found today:
1. Debris Left Behind
It’s not unusual for construction debris to be missed during the final clean-up, but when sharp objects like razor blades are left in areas where small children might play, it becomes a serious safety hazard. Ensuring these are removed is crucial for the safety of your family.
2. Leaks and Water Issues
What starts as a small leak can quickly turn into major water damage, leading to mold or even structural problems if not caught early. This is a common issue in new builds, and it’s something that can easily be overlooked without a thorough inspection.
3. Fire Barrier Concerns
In some cases, missing or improperly installed fire barriers, such as drywall behind appliances, can leave your home vulnerable to fire hazards. While this might seem like a small issue, it’s a crucial safety concern that should be addressed immediately.
4. Wood Embedded in Concrete
We’ve seen wood embedded in concrete used to support meters or other structures. If not done correctly, this can compromise the structural integrity of your home over time, leading to costly repairs.
5. Gaps in Insulation
One of the most common issues we see in new builds is gaps in insulation, particularly in basements behind the top plate of exterior frost walls. These gaps might not seem like a big deal, but they can lead to condensation buildup, which can eventually result in mold and damage to your home’s structure.
6. Structural Concerns
We’ve also come across poorly connected braces and splices in floor beams. These might not be immediately noticeable, but as the house settles, these small details can lead to uneven floors and other structural problems over time.
7. Improper Framing Materials
In some cases, we’ve seen 2x4s that were previously used for forming concrete now being used as part of the home’s framing. This wood may have residue from release agents or even diesel fuel, which can result in off-gassing and other indoor air quality concerns.
8. Missing or Improper Roof Components
Lastly, we’ve seen instances of missing or improperly installed roof components, such as dryer vent flashing. While this might seem minor, it can allow water to leak into the home, causing significant damage if left unresolved.
Why It Matters: These issues are common in many new builds, but they become real concerns when they go unnoticed and uninspected. Small problems today can grow into major headaches down the road, and that’s why it’s so important to have a thorough inspection done—especially if you’re moving into a new home or approaching your 11-month warranty period.
At Overview Property Inspection, we’re here to catch these issues before they turn into something much bigger. Whether you’re about to move in or need an 11-month warranty inspection, we’ve got your back to ensure your home stays safe and sound.
